Clairemont braces for density
For those who want to use the Clairemont Engaged tool...and limit the amount of density by being smart and not emotional about it, here is the trick (hint it is just math and business 101). To hit the 40% requirement at the Trolley Stops (Areas 4, 7 & 8): Select "Current Plan" for all options EXCEPT: - Area 4A = option 3 (Max Density) - Area 7D = option 1 (Community Commercial) Put the remaining units needed across the shopping centers/large acre corner sites because they are the **largest acreage**. DUA (Density Unit per Acre) are based on the total acreage of the site. We all know that the anchor tenants of these shopping centers will not be leaving *(Home Depot, Target, CVS, Vons, Etc).* This means the Max units you see listed **will never be achievable**, because 40-50% of the land will never go up for sale to build housing...it is too profitable as successful businesses! The lowest possible number that can be calculated is 5,024 Units Added (+24 over the requirement) with 41% (+1%) at the 3 Trolley stops, using the rules above. This way the density is right next to the Trolley Stops that have the biggest potential to be successful stops and the shopping centers become remodeled as needed. The biggest missed potential, that the city previously identified and removed from this survey, are the 60+ year old 2 story Coral Bay apartments along Clairemont Drive. They sit on the bus route that will stop at the Clairemont Dr. Trolley Station. They could easily be remodeled with a much better layout and create Bay/Ocean views as they sit at the top of the hill. By allowing an increase in density on these three mega blocks, instead of the limited frontage along Morena Blvd, it eliminates the concern of those who are worried about losing their view in Bay Park, while providing ridership for the Clairemont Dr trolley stop. Some would call that "Smart Planning", but unfortunately those who would, don't work in our Planning Dept.— March 1, 2019 3:30 p.m.
