Listing materials for the beachside estate at 2808 Ocean Front in Del Mar describe a property that “has long been considered one of the most prominent coastal contemporary beach homes on the West Coast and a treasured landmark in Del Mar.”

The main home features six bedrooms, four baths, and 5800 square feet of living space on a .4-acre lot that includes 120 feet of direct ocean frontage and an additional parcel on the east side of the street with a guest home and additional garaged parking. It was constructed in 1999 by “world renowned architect-designer” Ken Ronchetti.

Described in previous marketing materials as “an enclave of five structures,” the property spans “a family residence, a health spa, theater, pool, tennis court, greenhouse and two guest houses” that push the total improved square footage over 10,000.

The last recorded sale of the Ocean Front residence occurred in 2007, when it sold for a reported $48,150,000 to Madeline Pickens, a businesswoman and philanthropist from Rancho Santa Fe involved in thoroughbred horse racing and breeding, as well as a campaign to protect wild horses throughout the American Southwest. She is the former spouse of entrepreneur Allen Paulson and oil tycoon T. Boone Pickens.

A website from the home’s listing office indicates an undated prior sale for $35 million, but Pickens is still listed as the owner and tax rolls indicate a value of less than $23.5 million, half the last officially recorded sale price. This could be a remnant of the late-2000s housing crash, when many homeowners were able to successfully lobby the county assessor to reduce their tax bills due to significant declines in property values.

After more than a decade off the open market, the estate was listed for sale again in late January. Its $48,000,000 price tag is less than the recorded 2007 sale price, but it’s by far the highest recent asking price along one of the county’s most exclusive streets (five other Ocean Front listings have been featured here since 2013), and currently represents the most expensive single-family home available anywhere in San Diego.
