Following nearly a decade of dormancy resulting from the housing crash of the late 2000s, the Downtown San Diego luxury condo market is booming once again. Pacific Gate, a 40-story tower at 888 West E Street located just steps from the Broadway Pier, is one such offering from the New York-based architectural firm KPF that opened in 2018.

“Responding to the extraordinary city and waterfront views KPF designed a double-nested curve with rolling facade and scrolling base, evoking the sea and echoing the fluid forms of the horizon,” is how the building’s promotional website describes the design theme.

The “luxury collection” of units, spanning from the second to the 32nd floors, already have a starting price in excess of $1 million. But to get into the “estate collection” from the 33rd floor on up, expect prices to balloon considerably.

Unit 3602 “is the largest estate floor plan available at the prestigious Pacific Gate,” with up to four bedrooms and four baths spanning just over 2600 square feet of living area.

“The kitchen is at the heart of the home, with custom designs and state of the art appliances which create unique layouts, combining timeless beauty with seamless function,” listing materials continue. Included in the kitchen are grain-matched wood face cabinetry, LED-lit lower drawers, “electronic, push button upper cabinetry for ease of access and to maximize storage,” and even dedicated pet food and “docking” drawers outfitted with USB charging outlets. On top of all that, Pacific Gate owners get “access to the ultra-luxury amenities from a Chef Concierge, Porter Services, Private Boat Share on a 45-Foot Yacht, Private Luxury Car Fleet, [and] 24-Hour Attended Lobby.” Those services do come with a price, however, of $1740/month in homeowners’ association dues, just slightly higher than the average San Diego monthly apartment rent of $2040.

As an added bonus to high-end buyers who own multiple properties around the world, “This residence is being sold fully furnished so if this is one of many homes, just bring your clothes and it is ready to go.”

Public records show the condo is currently owned by Allen Bandak, a real estate developer based out of Rancho Cordova. It was first listed for sale in late July with an asking price of $4,499,000, which remains unchanged to date.
