This week, a visit to “the newest home at Rancho Santa Fe’s intimate gated enclave of Roxbury Estates.”

The main residence includes five en-suite bedrooms plus an additional four baths, six fireplaces, and custom-wood and patterned-tile flooring. “Warm living spaces” found in the home include “a parlor-style living room, formal dining with groin-vaulted ceiling” as well as a private library, game room, family room “with onyx bar and floor-to-ceiling wine storage closet,” a theater with ten-foot screen and leather seating for eight, and a “teen room with snack bar.” The “chef-caliber” kitchen is centrally located among the living areas and includes “radiant-heat floors, a morning room, and a 10-burner Blue Star range with ovens.”

The Roxbury home was completed in 2015, according to tax records, (in 2016, per the listing office), and title is currently held by Sunwest Builders Development LLC. While there are many construction firms in the Southwestern United States operating under the Sunwest banner, none of those conducting business publicly appear to be affiliated with this firm or its mailing address, which leads to a Rancho Bernardo warehouse. In planning meetings for the project, noted local architect Peter Trevino of Escondido appeared on behalf of the builder.

The property last sold on the open market as an unimproved lot for $915,000 in 2012, when it was purchased by Russell Levine, who’s listed as the sole officer as Sunwest and also as president of a firm marketing cheerleading apparel out of the same warehouse in Rancho Bernardo.

The home was first listed for sale in February 2016 with an asking price of $9,800,000, which remains unchanged to date.
