189 avocado trees and 10,000 palms

The amenities at 230 Burma Road in the inland North County community of Fallbrook, listing materials promise, make up “one of the premier estates in all of Southern California.”

Sitting on nearly 29 acres of land spread across four parcels (all included in the $10 million asking price) is a 14,125-square-foot residence constructed in 1986 with seven bedrooms and seven baths.

“As soon as you enter the stunning gates you will be blown away by the beauty and tranquility of this private resort like estate,” where “no expense was spared when building this property featuring dramatic high beam ceilings, custom doors and wood work throughout” the home.

The indoor chef’s kitchen occupies over 400 square feet of real estate by itself, with an dual-level center island and wraparound countertops and a bar with seating for 10 or more; adjacent formal dining seats another 12.

Two master suites provide nearly 500 square feet of living area apiece, and are appointed with luxury spa baths and fireplaces.

Outside, several patios and terraces look down to the pool area, flanked on one side by a boulder waterfall and on the other by an outdoor palapa-covered kitchen wedged between the spa and a swim-up bar with underwater stools.

Other amenities include a tennis court, staff quarters, “lake area,” and horse stalls sited on the main 14.46-acre property. Three other adjacent parcels, which the listing states can be sold separately, include one that’s been cleared for the new owner’s preferred use, another has 189 trees growing Haas avocados, and the third is a palm tree farm with approximately 10,000 palms planted either in the ground or in boxes ready for transport. The estate includes multiple working wells along with “all the equipment and business for running the ranch, avocado, and palm tree farm,” which is reportedly in the certification process for organic labeling.

Public records indicate the Burma property’s current ownership lies with Burma Bigz Ranch LLC, a group formed in 2014 apparently for the purpose of buying the ranch, which was last sold through an off-market transaction in July of 2014 for a reported $1.8 million. A public records search did not uncover the name of any principals, only a registered agent for the corporation in the Los Angeles suburb of Woodland Hills. A website for the tree-farm operation doesn’t appear to have been updated since some point shortly after the sale.

The property hit the market on July 20 of this year for the first time since 2003, when it was listed as vacant land with a $799,000 asking price but didn’t attract a buyer. The asking price of $10 million remains unchanged to date.
