Park Laurel is a luxury high-rise in the Bankers Hill neighborhood fronting Balboa Park just north of the park’s western entrance at El Prado. Atop the building at 2500 Sixth Avenue, referenced by the listing agent as “San Diego’s premier address,” penthouse suite #3 occupies portions of the 13th and 14th floors.

Situated in a building constructed in 2003, the 4715-square-foot residence holds four bedrooms, including a master suite nearly 700 square feet in size and three other en suite bedrooms with private baths, plus a half-bath for guests.

“Fine finishes frame this exceptional offering,” says broker Jeff Davidson at Encore Premier Properties, including “a chef’s kitchen with Viking appliances, a state-of-the-art audio/video system throughout, [and] a master suite like no other.”

Tlanesi also made a “water wall” piece under the staircase.

Noted Mexico City stained-glass artist Roxana Tlanesi was commissioned to create custom art for nine interior doors as well as a “water wall” piece at the foyer under the grand staircase. “When the water filters down, it’s as if it’s snowing on the trees,” says Davidson of the visual effects.

Access to the second floor is provided by a private elevator contained within the unit or via a winding grand staircase with wrought-iron banisters that leads to a landing overlooking the open living area below, with an adjacent open area set up as a home office. Kitchen appointments include granite countertops and a large center island with bar seating and a breakfast area in addition to the formal dining room with seating for ten.

Outside are two private patios, including a 45-foot wraparound terrace that provides “sweeping views of the San Diego skyline and harbor to the Pacific Ocean.” Glass walls and windows open city views from most rooms in the house.

Other amenities granted to the owner through the $1343 monthly homeowners’ association fees are three reserved parking spaces (advertised in other listings with available valet parking), 24-hour security staff, concierge services, access to a building pool, spa, and sun deck, plus an onsite library, entertainment room, and private gym.

The residence sold to its first owner for $3.2 million in May 2004. The current owner, Laura Fernández MacGregor Maza, bought the property in 2006 for $3.95 million. Maza is a noted Spanish-language author and also listed as the president of the San Diego–based Golf2aT Inc., a California-registered corporation whose only information online is a blank “coming soon” placeholder website.

The penthouse at Park Laurel was listed for sale again in March, this time with an asking price of $4,795,000. The initial listing expired at the end of September, but the property was quickly re-listed with no change to the asking price.
