This week we visit a “forgotten historic Coronado home” that’s been “brought back to life!” The 2400-square-foot craftsman at 1302 8th Street in Coronado was originally constructed in 1901 but has undergone extensive renovation since it last sold in late 2015.

The window seat helps provide a spa-like feel to the master suite.

“This studs-out remodel means new plumbing, new electrical, new roof, new windows, new garage with dedicated electric car hook-ups and gorgeous outdoor shower,” proclaims the listing. “Every wall has been insulated for sound and energy efficiency, including the interior walls.”

The remodeling was done with an eye toward retaining the home’s historic character, and it still sports original features including the hardwood floors (which have been refinished), “salvaged millwork pocket doors and hardware, a sweeping banister staircase, and breakfast nook with hand-carved trims.”

The chef’s kitchen features “custom cabinets with textured counters, a generous island with soapstone top and farmhouse sink,” Sub-Zero and Wolf appliances, and a modern-yet-vintage-seeming La Cornue stove that retails for $10,000 before adding the “custom hood, copper backsplash, and pot filler.”

The home on 8th Street last sold for $1.5 million in 2015; at the time it was advertised as a fixer-upper, or potentially an opportunity to tear down the century-old structure and “maybe build your perfect dream home.” Since that market sale, it’s changed hands several times, with public records indicating title currently lies with David Lepre, a licensed real estate salesperson who currently lists no employing broker.

Renovations required to flip the property took approximately a year, as it was re-listed for sale at just under $3 million, or double the reported acquisition price, in December 2016. Finding a buyer, however, has proved difficult — the property has been placed on the market six times, including five sale offerings with an asking price as high as $3,195,000 and one rental listing seeking between $8900-9900 per month.

The most recent listing, this time with a price of $2,979,000, went live in mid-October and remains unchanged to date.
