What does one do when a luxury condo in a prestigious high-rise like downtown’s Harbor Club seems a bit cramped? Buy two condos and combine them.

Units 3703 and 3704 take up the entire 37th floor of the Harbor Club building at 100 Front Street, providing 4412 square feet of living space with four bedrooms (one of which has been converted for use as a den) and four bathrooms.

“No other location gives such a feel of a front row seat for sparkling water views,” boasts marketing materials about the home’s “360 degree wrap-around views” from throughout the home and on two private outdoor terraces.

A private elevator lobby provides a “smashing” look into Petco Park, and the kitchen, by upscale design firm SieMatic, incorporates double ovens, double dishwashers, a Sub-Zero refrigerator, and separate ice maker.

All three of the bedrooms have private baths, and in addition to the den are two “well appointed offices with built-in desks and storage.” The master suite has a “his and hers” bath with separate vanities and dressing areas, a step-through steam shower, spa tub, and a walk-in closet with laundry facilities built-in.

The home features high-tech automation throughout, with electronically controlled lighting, motorized window blinds, built-in stereo speakers, wall-mounted flat-screen televisions throughout the unit, a whole-house vacuum and water filtration system, and a heating and air conditioning system that offers the ability to customize the temperature in each room.

A $2070/month homeowners’ association fee buys access to community features, including a fitness center, sauna, 95-foot swimming pool and spa, a round-the-clock staffed lobby, concierge service, and four garaged parking spaces with an extra ground-level storage room.

The home’s current owners are listed as David and Diana Brandenburg, who list a mailing address in Osprey, Florida, about 20 miles south of Sarasota on the state’s western coast. David, who had reported his primary occupation as a self-employed investor and philanthropist, was named board chairman at broadband-and-mobile-video firm ViewCast in April. In June, he was named chief executive officer of the Plano, Texas-based company.

Between those two announcements, the Harbor Club condo went up for sale on May 10 with an asking price of $4,990,000. The price, which remains unchanged, is among the highest in the downtown market, though it’s only about half that of the penthouse unit on the 41st floor of the same building, listed with an asking price of $9,975,000. Since the Reader looked at that unit in May, the listing has expired once. The property was relisted at the same price, with no apparent offers to date.
