The median value of a home in San Diego County is $338,800, fourth highest among 25 major metro areas, according to new data from Zillow. The U.S. median is $147,800.

Only three metro areas -- New York, Los Angeles, and San Francisco -- top San Diego.

San Diego values are down 36.6% from their peak, but 7 metro areas -- Miami, Detroit, Riverside, Phoenix, Tampa, Sacramento, and Orlando -- are down more than 50%.

How far down will they go? When? What factors are most likely to cause a decline and a rise?

How many foreclosures stand on the precipice?

Which census tracts have held their value best and worst? What value ranges have held best or done worst?

Good questions. There is a huge shadow overhang of houses around the U.S. that will stall any housing recovery. I don't know how big the SD shadow is. Some neighborhoods have done better than others in the county, and some price ranges have done better than others. Maybe all this should be put together in a separate column. Best, Don Bauder
